CONSTRUCTION / REHAB / REPAIR
For those properties deemed to be in need of repair in order to meet local regulation and/or to facilitate maximum return on sale, we have access to a database of over 100 licensed contractors and service professionals to provide necessary repairs and or improvements.
The bids are then submitted to client for approval. Upon approval, arrangements are made to have work performed by approved contractor, with ongoing supervision.
All repairs/improvements are inspected upon completion and notice of satisfactory completion forwarded along with contractors bill.
Instead of 4-6 weeks to rehab a property – we’ll have it done and out on the market in less than 15 – 21.
BPO / APPRAISAL
All reports are completed and computer printed as per client form, and transmitted via fax, overnight, or electronically within 72 hours of assignment confirmation. If sent by fax or e-mail, duplicate hard copies of reports with original photos are sent via Overnight Carrier.
The following are performed as per client’s request:
EXTERIOR:
- BPO – Non-contact: CMA, exterior photo, street photo, spot map
- BPO – Contact: Same as non-contact, verification of occupancy
- BPO – Contact/Interview: Same as contact, additional questioning as per client parameters
INTERIOR:
- BPO – Contact/Full: All of the above, with full exterior and interior photos or video, repair
recommendations and cost estimates
